The Masterplan - how the plans evolved

This is the final masterplan for the Broadmeadow site which has evolved to incorporate YOUR feedback from the extensive period of public consultation undertaken. We have highlighted some of the 'actual' comments that you gave to our initial plans and a brief explanation of how we have responded.

‘Sproughton school is already full and will not be able to cope’

A number of you voiced concerns that there was no provision for a new school within the Broadmeadow plans and that the local schools would be oversubscribed. Land for a new primary school is now allocated within the masterplan.

 

‘I have worries about whether the local road network will cope with the increased traffic from Broadmeadow’

Rightly, local residents have voiced concern about future increases in traffic levels. We have now completed our transport analysis and concluded that the mixed-use development of Broadmeadow will generate significantly less traffic than if the site were to be used solely for employment.

Employment   Ecology

‘I wouldn't mind low level technical industry but in the main we need more residential housing’

The vast majority of local people who responded to our questionnaire (93% in total) supported either a mixed-use or purely residential development at Broadmeadow, and many of you voiced concern over the shortage of good housing stock locally. Significantly, our proposed split of employment and residential space will provide up to 1100 new homes, as well as the opportunity for Broadmeadow to provide a greater level of employment than that provided by the old British Sugar factory.

 

‘Trees and green areas are very important to me. Will you be retaining mature trees and the nature reserve?’

The masterplan has been revised to include as many existing trees as possible and the river banks will be substantially planted. Discussions have taken place about management of the island and the river corridor in order to maximise the biodiversity benefit of these two areas. Access from the Sproughton Road and proposals for the railway embankment have been revised to ensure retention of good quality trees and the existing saplings located in the floodplain have been protected and incorporated into a more comprehensive planting scheme.
